As we settle into 2026, the real estate market at Jonathan’s Landing continues to evolve, offering both opportunities and challenges for buyers and sellers alike. Activity remains healthy, but the rhythm of the market is noticeably different from this time last year. In February, we’re seeing a nuanced landscape: more choice for buyers, but also heightened selectivity and a clear demand for move-in-ready homes.

Currently, Jonathan’s Landing features a diverse array of active listings, ranging from waterfront estates to golf course villas, with 26 properties on the market at the end of February. This uptick in inventory gives buyers a wider menu of options than we saw in early 2025. However, it also means sellers face increased competition and must ensure their homes stand out, especially as buyers have become more discerning and less willing to compromise. In February 2026, two properties closed: 3322 Casseekey Island Road #502 at $520,000 and 3230 Channel Circle at $2,950,000. Both sales underscore the broad price spectrum within the community and the continued demand for well-presented, well-located homes.

Compared to February last year, closed sales numbers are steady, but the extended inventory has shifted the dynamic. Buyers benefit from more time and negotiating leverage, and homes that are turnkey or recently updated are commanding the most attention. Meanwhile, properties needing significant improvements are seeing longer days on market. This trend is part of a broader pattern across Palm Beach County, where rising inventory and slightly longer selling times have become the norm. Despite this, buyer traffic in Jonathan’s Landing remains strong, our web inquiries and showing requests are up year-over-year, signaling that demand for the Jonathan’s Landing lifestyle is as robust as ever.
