As we head into fall, Jonathan’s Landing continues to showcase its unique appeal within Jupiter’s coastal real estate market. October has brought a steady pulse of activity, even as the broader Palm Beach County market experiences a period of recalibration. Inventory levels at Jonathan’s Landing remain healthy, with 23 active listings currently on the market—mirroring the expanded choices buyers have enjoyed all year. So far this year, 47 homes have sold in Jonathan’s Landing, with another 7 properties under contract. Compared to October last year, market velocity has softened slightly, but pricing remains resilient—especially for well-presented, move-in-ready homes in premium locations. October’s closed transactions reflect a broad spectrum of price points, from Waterbend condos to waterfront and luxury properties closing at $2 million and above. Average sale prices have held firm, and we continue to see strong demand for turnkey residences that require minimal updates. Homes that are staged, well-marketed, and priced appropriately are still attracting motivated buyers, while anything needing significant work tends to linger.
